When we first visit a prospective client, we give a rough estimate of what we believe their project will cost based on projects we’ve done in the past. This lets them know if what they are thinking of doing is possible based on their budget.

We do very thorough pricing to reduce the chance of cost overruns. But the truth is, unexpected things do occur. Although we suggest having asbestos testing done before undertaking any renovation project, some people are sure they don’t have asbestos in their home and forgo testing. If asbestos turns up, that’s an extra cost.

Other unexpected things that add to the cost are finding mold behind a wall, moving a plumbing drain that wasn’t accounted for, finding a loadbearing wall hasn’t been properly shored, or finding a support hasn’t been framed properly.

On many renovations, nothing unforeseen happens to add to the cost. But it’s best to be prepared, just to help you reduce stress. Having some padding in your budget will help you manage your home renovation costs no matter what happens.
